The room that is too hot and too cold

Teesside's conservatories, bolted onto semis and estates from Acklam to Ingleby Barwick, share one design flaw: a roof that is a greenhouse in July and a fridge in January. Polycarbonate is the worst offender, drumming in rain, yellowing with age, and leaking at the bars; glass is better but still a thermal disaster both directions. Will the frames take it?

The first question every honest quote answers. Modern lightweight systems are engineered for existing conservatory frames, but the frames and foundations still get checked: older uPVC frames on shallow footings have limits, and a reputable survey measures rather than assumes. Where frames are marginal, the quote says so and prices accordingly, sometimes new frames make sense as part of the job, sometimes the existing structure is perfectly adequate.

Building regulations

Replacing a translucent conservatory roof with a solid one changes the room's status: it generally stops being an exempt conservatory and becomes an extension in building regs terms, which means compliance on structure, insulation and ventilation. Handled properly this is routine, the quote states how compliance is achieved, and certificates are provided. A conversion with no mention of building regs is one to walk away from, it surfaces painfully at sale time.

Simpler replacements

Not every conservatory needs the full conversion. Failed glass units (misted, cracked), tired polycarbonate panels, leaking box gutters and perished seals all replace individually, from a few hundred pounds.
