The slate decision, honestly

Teesside's Victorian and Edwardian stock, the terraces of Middlesbrough and Saltburn, Norton's older streets, Hartlepool's older quarters, carries Welsh slate that has already outlived one set of nails and will outlive the next. That creates a decision no other covering offers: the slates themselves are often worth keeping. Spanish slate looks close at meaningfully less, but quality varies by quarry, ask which quarry and what warranty, because the cheap end of Spanish slate has a documented pyrite problem. Fibre-cement and composite slates are the budget route: lighter, uniform, convincing from the pavement, and a sensible answer where budget rules.

Parts of Saltburn, Yarm's older streets and Hartlepool's Headland carry conservation status, where re-roofing can require natural slate and traditional ridge details rather than modern substitutes. This is routine territory, the survey identifies what applies to your street, and the quote specifies compliant materials from the outset rather than discovering them halfway.

Full strip, structure inspection, breathable membrane, treated battens, slates graded and refitted or new slate laid, ridge and hip work (traditional bedded or dry systems where permitted), leadwork renewed, scaffold and waste.
